UAD 3.6 Is Not a Template Update

Fannie Mae and Freddie Mac require UAD 3.6 on all loans sold to them beginning November 2, 2026. The legacy forms (1004, 1073, 2055 and related variants) are retired and replaced by a single dynamic Uniform Residential Appraisal Report. This changes how appraisal data is collected, structured, and delivered. It is not a new template.

What changes for the appraiser

  • One dynamic report. A single URAR replaces the legacy forms across property types, and report sections generate from the property's characteristics.
  • Commentary moves into the report. The addendum no longer carries the narrative; commentary is tied to specific report sections.
  • Separate interior and exterior Condition and Quality ratings. Each is a conclusion that must be supported.
  • Expanded data fields, including disaster mitigation, solar ownership, ADUs, and broadband availability.
  • Measurement aligned to ANSI Z765-2021, with tighter definitions.
  • Inspection type is set in the engagement letter, not by the form.
  • UAD 3.6-verified software is required to produce and deliver the report.

Where the fee and turn time do not change

Each item above is additional work: software and training, data collection and verification, measurement, documentation, and delivery. Where an AMC's fee and turn-time schedule is unchanged from the legacy forms, that work does not disappear. It lands in one of five places.

  • Delayed closings. Delivery moves past the dates the transaction was scheduled around.
  • Missed deadlines. An assignment accepted on a legacy turn time cannot be completed within it without reducing scope.
  • Additional costs. Software, training, and added time per report are either absorbed by the appraiser or must be priced in.
  • Unsupported results. Under USPAP, the appraiser determines the scope of work necessary to produce credible assignment results. Scope cannot be shortened to meet a fee or a deadline. A report produced under that pressure carries the risk of unsupported conclusions, and lenders, AMCs, and appraisers all carry it.
  • Investments. Software, education, and measurement equipment are fixed costs that a fee set for the legacy forms does not recover.

How LendPort handles it

Scope of work is set by the appraiser under USPAP, not by the fee or the deadline. Fee and delivery time are confirmed at engagement, and no fee is contingent on the result.

Lenders and AMCs onboarding appraisers ahead of November 2 should confirm fee, turn time, and inspection type in the engagement letter before an assignment is accepted.
